What Jersey Weather Actually Does to Your Siding, Season by Season

Ask anyone who does exteriors around here when the phone rings and you’ll get the same answer twice: March and October. Winter: Freeze-Thaw Is the One That Does Structural Damage

Water gets into a hairline crack. Temperature drops below 32, the water freezes, and it expands about nine percent as it does. That expansion has to go somewhere, so it pushes the crack wider. Thaw comes, more water gets in, and the whole thing repeats.

Northern Jersey runs through this cycle dozens of times a winter. Not one hard freeze — dozens of freeze and thaw swings, each one prying at whatever gap exists. A crack you couldn’t see in November is visible in March. That’s not weathering. That’s a crack being mechanically widened, over and over.

Vinyl gets brittle in the cold too. Warm-weather vinyl flexes when something hits it; the same panel at 20 degrees shatters. Ice sliding off a roof, a shovel edge, a kid’s hockey puck, a snowblower throwing a chunk of frozen slush. Winter impact damage is almost always a clean break rather than a dent.

Ice dams deserve their own mention. Water backing up behind an ice ridge at the eave doesn’t just go into the attic — it runs down behind the top course of siding and sits there against the sheathing where nobody can see it.

Then road salt. Homes fronting a treated street collect spray on the bottom two or three courses all winter. It’s corrosive, it stains, and on aluminum it eats the finish.

Spring: The Nor’easter Test

Wind-driven rain finds every gap

Ordinary rain falls down. Siding is designed for that and handles it fine. A nor’easter drives rain sideways at 40, 50 miles an hour, and sideways water behaves completely differently — it goes up under laps, into corner posts, around window trim, through any gap where two pieces meet imperfectly.

That’s the test your exterior takes every March, and the results show up inside as a damp spot on a wall you never thought about.

What to walk your perimeter for in March

Loose or rattling panels. Anything sitting proud of the wall or waving when you push it. Nails backed out of the nail hem. J-channel separated at a corner. Bulges, which usually mean water or something behind the panel.

Look up at gable ends especially — that’s where wind pressure concentrates and where panels come off first.

Pollen isn’t just cosmetic

The yellow-green film that coats everything in April holds moisture against the surface, and on a north-facing wall that never dries fully it becomes food for algae. Rinse it off. Garden hose is fine, pressure washer is usually a mistake because forced water goes behind panels and stays there.

Summer: Heat, Humidity, and the North Wall

Vinyl expands and contracts a surprising amount — a 12-foot panel moves roughly a quarter inch between a January morning and a July afternoon. That’s why panels are supposed to hang loose on their fasteners with a little play, never nailed tight.

Crews that nail hard produce a wall that buckles in August. If your siding develops waves every summer and flattens out by November, that’s the reason, and no amount of new caulk fixes it.

Jersey humidity in July and August is its own category. Shaded walls, north exposures, anywhere hidden by a big maple — those surfaces stay damp for days. Green algae shows first, then black mildew streaking down from the seams. It’s not permanent damage but it holds moisture against the wall, which eventually is.

Shrubs planted tight against the house make it worse. Two feet of clearance changes drying time dramatically.

One odd one: low-E windows on a neighboring house can reflect concentrated sunlight onto your wall and warp vinyl in a specific melted-looking stripe. Rare. Real though, and people never guess the cause.

Fall: Storm Season and the Debris Problem

Tropical systems that make it up the coast arrive weakened but still throw plenty of wind. Corners, gables, and anything above the second floor take the load.

Flying branches do most of the visible damage. A limb that scrapes down a wall gouges half a dozen courses in one pass, and those gouges are entry points for the winter freeze-thaw cycle that starts eight weeks later.

Gutters matter more than people think. Clogged with October leaves, they overflow, and instead of draining away, water sheets down the face of your siding for the whole storm. Do that repeatedly and you get staining, saturated sheathing behind the panels, and rot starting at the bottom of the wall.

October is also the last reliable repair window. Sealants and adhesives have minimum application temperatures, vinyl gets harder to work as the mercury drops, and crews book up fast once everyone realizes at the same time that winter is coming.

The Shore Is a Different Climate Entirely

Salt aerosol travels. Homes several miles inland from the beach still collect it, and closer in it’s constant.

Salt attacks fasteners first — galvanized nails corrode, aluminum trim pits, and the whole assembly loosens years before it should. Painted surfaces chalk and fade faster. Add wind-driven sand, which works as a slow abrasive on any surface facing the water, and shore siding simply ages on a compressed schedule.

Stainless fasteners are worth the upcharge down there. So is rinsing the house down with fresh water a few times a season, which sounds fussy but genuinely extends the life of everything.

Age Changes Everything About This List

Vinyl from the early nineties is not the vinyl sold now. Thinner, less UV-stable, and after thirty years of sun it’s chalky, faded, and stiff. Cold-weather brittleness on a panel that old is a near certainty.

Which creates the matching problem. Manufacturers discontinue colors constantly, and a 25-year-old wall has faded away from its original shade anyway. Replace six panels and you get six panels that don’t match, sitting in the middle of your front elevation.

Contractors get around this by pulling material from a less visible wall — back of the garage, side facing the neighbor’s fence — and putting new panels there instead. Works well. Worth asking about.

At some point though, repeated patching on a brittle, faded wall costs more than replacing that elevation outright.

Your Two-Walk Routine

Twice a year, March and October, walk the full perimeter slowly.

Start at a corner and work one wall at a time. Look up first, then at eye level, then at the bottom courses. Push gently on random panels — solid resistance is good, movement or a hollow rattle means loose fastening. Check every corner post and every J-channel around windows and doors for separation.

Run a hand along the bottom edge near the foundation. That’s where rot starts, and soft or spongy sheathing behind the siding will tell you before anything shows on the surface.

Look behind shrubs. That’s where mildew hides and where nobody ever looks.

Photograph anything that’s changed since last time, dated, before you clean or repair it. Those photos are the difference between a paid claim and a denied one.

What Insurance Covers and What It Calls Wear

Sudden events get covered. Hail, wind, a tree limb, storm impact — that’s a claim, subject to your deductible.

Gradual deterioration does not. Fading, chalking, algae, cracks from decades of freeze-thaw, corrosion from salt air. Carriers classify all of it as wear and maintenance, and they’re consistent about it.

Report storm damage promptly, because most policies have notice requirements and a claim filed months later invites questions about when the damage actually happened.

Read your matching clause carefully. Some policies pay only to repair the damaged section, which on a discontinued color leaves you with a mismatched elevation and no recourse. Others include matching coverage that pays for the full wall or full replacement. It’s a short paragraph in the policy that turns into thousands of dollars at claim time.
